Eddie Stobarts, Appleton

“RGP were commissioned by Liberty Properties to design and deliver a new National
Distribution Centre in Appleton, Warrington for Eddie Stobart Ltd to address their urgent requirement for expansion within the north-west of England. The proposals include the formation of 600,000 sq.ft of distribution and storage facilities, with circa 20,000 sq.ft. GIA of ancillary first floor office accommodation.

This building will occupy an area of former agricultural land (site area approximately 39acres/15.7 ha.), which is close to both their existing headquarters in Appleton and the M56/M6 interchange.

The Distribution Centre includes over 80 dock levellers, 120 HGV trailer parking bays, 100 HGV tractor parking bays, 450 staff/visitor parking bays and a designated bus drop-off facility for staff. A separate vehicle maintenance unit (circa 10,000 sq. ft. GIA) is included along with various other ancillary uses within the site.

The site is to be accessed via Barleycastle Lane, which will be widened to facilitate the development, and includes the formation of a designated cycle/pedestrian pathway, implemented following close dialogue with the local authority.
The northern and western edges of the site are bound by an existing watercourse (Bradley Brook) which will benefit from various landscaping and ecological enhancements as part of a wider site strategy. “
