RGP were commissioned to deliver a scheme for the redevelopment of a 3.7-hectare site originally developed in the early 1960’s . The redevelopment provides accommodation for two B2/B8 industrial units. Unit 8a comprises 73,000sqft with office mezzanines and 84 car parking spaces.

The development is designed to BREEAM excellent and incorporates sustainable urban drainage systems, photo voltaic roof array, air source heat pump, EV charging for cars, bicycles & vans with the provision for future charging of 100% of vehicles on site.

The tenant, eXmoor Pharma Concepts Ltd., is a leading technical and strategic consultancy specialising in cell and gene therapies (ATMPs) and biopharmaceuticals. The original industrial landlord footprint was altered to incorporate specialist tenant requirements to enable high tech offices, laboratories and GMP manufacturing, converting a modern industrial unit into a specialist Biotech facility.
